The Little Cottage occupies a beautifully renovated building on two private acres at 652 Concord Road SE — painted brick, vaulted wood ceilings, and a signature fireplace anchoring the main room.

    The main room hosts ceremonies and receptions around a built-in stage and fireplace; the back room handles cocktail hour, lounges, or corporate breakouts. Each has its own built-in bar.

    Three outdoor patios
    Outdoor space extends the footprint for cocktail hour, portraits, and the quiet moments between the big parts of the day.

    Exposed timber beams, brick construction, and large windows — original character kept intact through a careful renovation.

    What is included in the rental price?

    The rental fee includes exclusive use of the venue for a total of 8½ hours — 3 hours of setup, 4½ hours of event time, and 1 hour of breakdown. A 1-hour rehearsal the day before the event is also included, subject to venue availability.

    Included with every rental:

    • Furniture inventory: 170 padded white Chiavari chairs, (15) 60" round tables, (8) 6' rectangle tables, and (8) 36" rounds (high or low)
    • Dedicated suites: Full access to the Bridal Suite and Groom's Room
    • Staffing: Setup and breakdown of in-house furniture by Little Cottage staff
    • Rehearsal & walkthrough: 1-hour rehearsal (subject to availability) and a planning walkthrough 4–6 weeks before the event
    Is the venue accessible for guests with mobility needs?

    Yes. The Little Cottage is fully ADA-compliant, with accessible pathways and entrances throughout the property.

    Can we have our ceremony at the venue?

    Yes. Ceremonies can be held in the indoor event space, which is then "flipped" to the reception layout during cocktail hour, or in one of the outdoor patio areas. No extra ceremony fee.

    What lighting is included with the venue?

    Indoor and patio string lighting is included, along with dimmable chandeliers, pendants, and sconces. Lighting can be zoned so you can set a different mood for the ceremony, dinner, and dancing. Specialty touches like uplighting or pin-spotting can be added through your own vendor.

    Is there a cutoff time for amplified music?

    Amplified music can play until midnight on Friday and Saturday, and until 11:00 PM on every other night. Build your timeline around that so the celebration winds down on schedule, with time for breakdown before your rental ends.

    What audiovisual equipment is available?

    A wireless microphone and speaker system is available to rent for $150 — perfect for toasts and light background music. The venue doesn't have a built-in projector, screen, or a house sound system to patch into, so for slideshows, presentations, or a full DJ or band, your entertainment or A/V vendor should bring their own equipment.

    What is your smoking policy?

    Smoking is not permitted indoors. Guests are welcome to smoke in our designated outdoor areas, where receptacles are provided. Cigars, pipes, and vaping follow the same outdoor-only policy.

    Can we set up a tent for an outdoor event?

    Tents are optional, not required — our covered indoor space and three outdoor patios handle most events on their own. If you'd like a tent, they're welcome, and we'll help place it to suit your layout and the patio surfaces. We're happy to recommend a tent rental vendor on request.

    What sustainability practices does the venue follow?

    We recycle on-site and run LED lighting and energy-efficient HVAC throughout the building. We're also glad to connect you with catering partners who handle leftover-food donation and can provide reusable serviceware. We don't compost on-site or run a formal zero-waste program, but our caterers can often accommodate specific requests.
