A 10,000 square-foot canvas

The Little Cottage occupies a beautifully renovated building on two private acres at 652 Concord Road SE. Painted brick walls, vaulted wood ceilings, two built-in bars, and a signature fireplace anchor the main room. Three outdoor patios extend the usable space and give cocktail hour and quiet moments room to breathe.

Two distinct rooms

The main room hosts both ceremonies and receptions, with a built-in stage centered in front of the fireplace as a natural focal point. The back room serves cocktail hour, lounge spaces, or breakout areas for corporate events. Each room has its own built-in bar and its own character — together they give you flexibility most single-room venues can't.

Capacity at a glance

  • Cocktail flow: Up to 300 guests across indoor and outdoor spaces
  • Seated reception: 170–180 guests with space for dance floor and food stations
  • Smaller events: Welcoming for groups as small as 25

Architectural character

The renovation preserved the building's original character — exposed timber beams, brick construction, large windows — while adding modern HVAC, high-speed Wi-Fi, and full ADA accessibility throughout. The full floor plan is shown below.

What is included in the rental price?

The rental fee includes exclusive use of the venue for a total of 8½ hours — 3 hours of setup, 4½ hours of event time, and 1 hour of breakdown. A 1-hour rehearsal the day before the event is also included, subject to venue availability.

Included with every rental:

  • Furniture inventory: 170 padded white Chiavari chairs, (15) 60" round tables, (8) 6' rectangle tables, and (8) 36" rounds (high or low)
  • Dedicated suites: Full access to the Bridal Suite and Groom's Room
  • Staffing: Setup and breakdown of in-house furniture by Little Cottage staff
  • Rehearsal & walkthrough: 1-hour rehearsal (subject to availability) and a planning walkthrough 4–6 weeks before the event
Is the venue accessible for guests with mobility needs?

Yes. The Little Cottage is fully ADA-compliant, with accessible pathways and entrances throughout the property.

Can we have our ceremony at the venue?

Yes. Ceremonies can be held in the indoor event space, which is then "flipped" to the reception layout during cocktail hour, or in one of the outdoor patio areas. No extra ceremony fee.
